Job Description
JOB TITLE: OPERATION OFFICER (INDUSTRIAL PARK)
REPORTS TO: OPERATION MANAGER
LOCATION: KANDAL AND KAMPONG SPEU PROVINCE
SALARY RANGE: NEGOTIABLE
1. Prepare Leasing Document
2. Assist indirectly for factory visit
3. Follow up enquiry
4. Appoint for negotiation with potential client
5. Ensure that information required are completed for leasing contract
6. Work with Legal team to prepare lease agreement contract after final negotiation
7. Informing Finance Department about expected tenant’s payment transfer; confirming payment clearance of tenants upon handover of properties.
8. Responsible for handover move-in process and move out process of non-renewal and early termination leases.
9. Maintaining all lease file systems, both in paper format and electronically that may be easily accessed by the team.
10. Prepare and distribute correspondence such as memos and letters.
11. Monitor weekly for the rental properties
12. Send monthly renewal/non-renewal notices (6 months prior to expiry date)
13. Discuss for advice regarding to new building quotation, and increased rental capped for renewal notice
14. Assist with Utility Bills
15. Forward monthly bills to tenants
16. Communicate with tenant and management team in case of payment delayed
Job Requirements
1. Should be well organized, and have a strong ability to pay attention to detail.
2. Leasing Officer must be able to communicate with others, identify problems, and resolve potential conflicts.
3. A degree in Finance/Business or Accounting
4. Understand and can speak Chinese or English fluently
5. Good at communication, interpersonal skill, and be flexible
6. Professional attitude and appearance.
7. Ability to be resourceful and proactive when issues arise.
8. Multitasking and time-management skills, with the ability to prioritize tasks.
9. Customer service attitude.
10. Have good computer skills.
